Most renovation problems are not caused by bad taste. They are caused by unclear decisions, missing information, rushed selections, and assumptions between the homeowner and contractor. My role is to help you make the right decisions before construction starts and document those decisions clearly enough that your contractor can price and build with fewer surprises. Hiring a designer allows a proactive decision making process rather than a reactive one.

Some folks come to me saying they just need plans so their contractor can deliver pricing. But plans are only one part of a project decision system. A buildable renovation or new home plan set requires layered information:

  • existing conditions

  • layout decisions

  • elevations

  • material selections

  • fixture/appliance specifications

  • cabinetry intent

  • lighting intent

  • finish transitions

  • contractor assumptions

  • client decision deadlines

  • budget alignment

  • and documentation updates as the project evolves (and it always evolves)
